Spotlight levy no administration charges to prospective tenants*, making us the most attractive agent through whom to rent!  This in turn means that you benefit from our hosting the best pool of registered tenants from whom to choose and the best chance of attaining to highest open market rent from your property alongside other estate agents.

There are three levels of service we provide to fit your circumstances, these are: Let Only; Let and Collect; and a Full Management service.  As a Landlord you will want to achieve the best rental price, ideally with no void periods.  You may have other concerns to turn your attention beyond your rental property, or have little time spare to address issues such as regulations and changing legislation.

Here are some issues that you will need to consider:

  • Referencing and adverse credit notices registered for prospective tenants/guarantors;
  • Tenancy Agreements;
  • Deposit Registration;
  • Regular Tenancy Agreement reviews;
  • Contractors’ certification, professional indemnity, and public liability insurance;
  • Regular property inspections;
  • Your appropriate insurance for buildings and rental warranty;
  • Registration with HMRC (if overseas).


After agreeing which service best suits you, and agreeing the marketing price, your preferences on matters such as pets, smokers, and other restrictions you may want, we will take photographs and prepare marketing strategy.  Your property will then be widely and effectively promoted on our website as well as on Zoopla, and the popular social media sites.  These work in tandem with our prominent office locations to ensure the best use of all sources of enquiry.

* The tenancy administration fee refers to our tasks relating to the establishment of the
Tenancy Agreement, including referencing, the provision of the Contract, and correspondence with all parties.  Prospective tenants will be expected to place a holding deposit of one week’s rent, which will be deducted from the final move-in payments.  In the event of their withdrawing their application or failing the reference/credit checks this will not be refundable.
